Initial Assessment and Site Surveys






On initial appointment GMS recognises the importance of securing your asset and ensuring it complies with your insurer’s code of practice as quickly, efficiently and cost effective as possible.


Initial Inspection Service

Our complete initial inspection service covers the following which is all recorded and viewed on a secure encrypted portal:
  • Inspection / Site Survey report outlining all non-compliance issues
  • Lock Change
  • Turn off supply to all utilities
  • Drain Down of water system
  • Letter Box Sealing
  • Photographs and DVD of property and assets
  • Photographs of any non-compliant issues

Lock Changing






Securing the vacant property by changing the locks is key to its security.

Our expert locksmiths will replace the old locks with insurance compliant British Standard locks such as a 5 lever mortise, close shackle therefore ensuring you adhere to the insurance company requirements.
 
 

Risk Assessment







GMS carry out a detailed risk assessment of all properties ensuring compliance with:

Hazardous & Combustible Waste Removal







GMS offers the internal and external cleaning or clearance of properties on a national basis.


As part of our property service our officials will provide a close inspection and risk assessment of the property or site and detail any hazardous waste or harmful substances that will require disposing of. The team will manage the whole clean up and removal process from start to finish, providing all the equipment required regardless to the volume or particular waste.

Our responsibility doesn''''''''t end there; we have a responsibility to the environment to ensure the correct and proper disposal of the offending materials or substances. GMS adhere to all legal requirements and regulations as stipulated by the Environment Agency.

Property Inspection







Once the initial inspection and site survey is completed GMS offer an all-encompassing in house property inspection service centrally managed from Head Office.


Inspection Service
Our complete inspection service covers the following which is all recorded and viewed on a secure encrypted portal:
  • Inspection report outlining all internal and external codes of practice services checked and completed
  • Photographs of any non-compliant issues
  • Report of any incidents that have occurred
  • A record of all utility supplies by way of meter readings and MPAN Details
Audit
  • All properties have RFID Tags placed internally and externally within the property that demonstrates date,  time and validity that the inspection has taken place
  • Each tag is swiped for a patrol log
  • One tag on site will give a defined set of questions that relay to the codes of practice, once completed by the inspector the answers are uploaded to portal and generate automatically a word document report
  • Each employee car used also has a tracker fitted which also validates inspection service
Health & Safety
In the aspect of lone worker all inspectors book on /off of duty and conduct automated check calls every three hours via our 24/7 control room. To also protect our staff we have live car trackers that we can utilise via an encrypted portal in the event of a missed check call or wanting to find the where abouts of an inspector.

 
 

Water, Gas and Electricity Turn Off







Where applicable subject to the examples of fire sprinklers, intruder alarms, roller shutters GMS turn off all utilities to the property. GMS then drain down the water system in situ to help prevent any potential flood damage.

GMS then go a stage further and we oversee the management of the water, gas and electricity supply chain for the Appointed Administrator to prevent unnecessary bills and litigation. GMS work with you to secure the best possible price for your gas and electric contracts on the wholesale energy market whilst managing the process from validating invoices to change of tenancy when the administrator’s appointment comes to an end. This valuable service not only saves money in relation to the particular case but also on an internal FTE and adds real value.
  
 
 

Electronic Security Services







GMS offers insurance approved PD662 and EN 50131 Grade 2 integrated alarm solutions which combine battery-powered alarms, 24/7 monitoring, key holding service and mobile patrols to protect and deter crime from your property.

Outline of alarm solution:
  • Up to 3 month Battery life with Solar+ Technology
  • Armed and disarmed by monitoring station via password.
  • Our system use Dual technology PIR’s, door contacts, leak, smoke and vibration detectors which all communicate via a wireless network known as the MESH (multi-communication with detectors and communication centre)
  • Remote 3G monitoring with secure VPN connection to Alarm Receiving Centre. Alerts will continue to be sent until confirmation received.
  • Fully diagnostic from the Monitoring Station to avoid unnecessary cost of call outs to repair faults.
